Exclusive Agency Listing

In real estate, an Exclusive Agency Listing is a listing agreement in which one broker is given the exclusive right to represent the seller, while the seller retains the right to sell the property independently. Under this arrangement, the broker is protected against competition from other agents.

If the broker or any other agent produces a buyer, the broker is entitled to a commission. However, if the seller personally finds a buyer without the assistance of any real estate agent, no commission is owed. This type of listing offers the seller flexibility while still providing the broker with a degree of protection.
