In real estate and legal contexts, Laches is a doctrine that bars a person from asserting a legal right due to an unreasonable delay in doing so. The delay must be such that it results in prejudice or disadvantage to another party.

Laches is based on the principle that equity aids the vigilant, not those who sleep on their rights. In real estate disputes, a party who waits too long to enforce a claim may lose the ability to seek legal relief, even if the claim was originally valid.
