Plottage Increment

by | Feb 6, 2026

In real estate appraisal, plottage increment refers to the increase in value that results from combining two or more smaller, adjacent parcels of land into a single larger parcel under one ownership. The assembled property often has greater utility and development potential than the individual parcels considered separately.

This increase in value occurs because the larger parcel may allow for more efficient use, expanded development options, or improved marketability. Plottage increment is an important concept in land assembly and highest and best use analysis.
