Rescission

In real estate and contract law, rescission is the cancellation of a contract and the restoration of the parties to the positions they held before the agreement was entered into. It effectively treats the contract as though it never existed.

Rescission may occur by mutual agreement, by operation of law, or through court action. It is commonly used as a remedy in cases involving fraud, misrepresentation, mistake, or failure of consideration.
