Renewing a Georgia real estate license isn’t extremely complicated, as long as you pay careful attention to the deadlines. Georgia real estate licensees must complete 36 hours of continuing education (CE) every four years to renew an active license. All licensees, including salespersons, brokers, associate brokers, and community association managers, must complete at least 3 hours of GREC-approved Georgia license law education as part of the 36-hour requirement. Effective July 1, 2025, brokers and associate brokers must also complete 18 hours of approved broker education, which counts toward the 36-hour total.
Georgia real estate licenses expire on the last day of the licensee’s birth month every four years. Licensees may renew up to 120 days before expiration and should complete all required CE before renewing. Approved education providers report course completions to GREC, but licensees should verify that their credits appear in their licensing records. Licensees who maintain an inactive license generally do not need to complete CE for renewal but must satisfy applicable education requirements before returning to active status.
Newly licensed Georgia salespersons must also complete a 25-hour postlicense course within their first year of licensure, subject to any applicable extension. This is separate from the regular CE requirement, although completing the postlicense course provides 9 hours of credit toward the 36 hours required for the first renewal. Failure to complete required CE may prevent active license renewal and result in the license being placed on inactive status. Licensees can review their education records, check their renewal dates, and renew their licenses through the Georgia Real Estate Commission website.
