In real estate, CC&R’s stands for covenants, conditions, and restrictions. CC&Rs are a set of legally binding rules that govern the use, appearance, and maintenance of property within a subdivision, planned development, or other common-interest community. These provisions establish the rights and obligations of property owners and their successors in interest in relation to one another and to a homeowners’ association or similar governing body responsible for managing and maintaining commonly owned property. CC&R’s may regulate matters such as architectural standards, land use, maintenance responsibilities, and assessment obligations. Because CC&R’s run with the land, they bind all current and future owners, and failure to comply can result in fines, legal action, or other enforcement measures by the association.
