In real estate law, Lateral Support refers to the natural support that one parcel of land provides to neighboring land in its natural state. Each landowner has a legal right to have their land supported by the adjoining soil.
If an owner excavates or alters their land in a way that removes this natural support and causes damage to a neighbor’s property, they may be held legally responsible.
