Net Acre

by | Feb 6, 2026

In real estate and land development, a net acre refers to an acre of land that is available for the construction of buildings or other improvements. It excludes portions of a larger parcel that cannot be developed or that must be dedicated to uses such as streets, sidewalks, utilities, or other off site improvements.

Net acreage is commonly used in evaluating the development potential and value of a property. By focusing only on usable land, it provides a more accurate measure for planning, zoning compliance, and density calculations than gross acreage.
