Notice of Nonresponsibility

In real estate and construction law, a notice of nonresponsibility is a legal notice used by a property owner to disclaim responsibility for the cost of unauthorized work or materials furnished on the property. It is intended to protect the owner from liability for improvements ordered by someone else, such as a tenant.

To be effective, the notice of nonresponsibility must comply with statutory requirements, including verification, recording, and posting on the property. When properly executed, it can prevent contractors or suppliers from asserting mechanics’ lien rights against the owner’s interest in the property.
