A Planned Unit Development (PUD) is a type of residential or mixed-use community designed and developed as a single, unified project under a comprehensive development plan. Unlike traditional subdivisions, which are typically governed by standard zoning requirements, a PUD allows greater flexibility in the arrangement of homes, streets, open spaces, and community amenities. This approach enables developers to create neighborhoods that incorporate a variety of housing types, recreational facilities, and shared common areas within a coordinated design.
PUDs often feature amenities such as parks, walking trails, clubhouses, swimming pools, or landscaped green spaces that are owned and maintained collectively through a homeowners association (HOA). Individual property owners usually own their homes and lots while sharing responsibility for the maintenance of common areas. Because PUDs are planned as integrated communities, they are frequently designed to promote efficient land use, preserve open space, and provide residents with a cohesive living environment that balances private ownership with shared community benefits.
