SNOTS, an acronym for Space Not Otherwise Specified, is a real estate and appraisal term used to describe an area within a building that does not fit neatly into standard room classifications. Such spaces may include lofts, bonus rooms, alcoves, flex areas, finished attic sections, or other portions of a property that provide functional utility but are not traditionally categorized as living rooms, bedrooms, kitchens, or other recognized room types.
The designation is commonly used in property records, appraisal reports, and multiple listing services (MLS) to account for usable square footage while accurately describing the nature of the space. Because SNOTS areas can vary widely in size, design, and intended use, their contribution to a property’s value depends on factors such as accessibility, finish quality, and local market preferences. Although these spaces may serve practical purposes for occupants, they are generally identified separately to avoid confusion regarding a home’s official room count and living area.
