Effective Age

In real estate, Effective Age refers to the age of a structure as indicated by its physical condition and utility rather than by the actual number of years since it was built. A well maintained building with modern updates may have an effective age that is lower than its chronological age, while a poorly maintained property may have a higher effective age.

Effective age is commonly used in appraisal to estimate depreciation and remaining economic life. It reflects how a property competes in the market based on upkeep, renovations, and functional usefulness, rather than on its original construction date alone.
